    Thanks for the tip. Too bad we don't have Dunkin Donuts here. I do have a tax question for you. You rent out part of your home, right? Do you count the rent as income? According to the IRS, you have to. But it seems like it would be a mess to figure all the deductions they talk about, so you would just have to charge higher rent to cover the taxes. I'm thinking about renting out a room in my home & don't know what to do. What do you do? I'm not usually one to break the law (and I feel like you aren't either), but in this case, how would the IRS know about the rent income?

    Hi Anonymous,

    I declare the income to the IRS. I don't know if they would catch me or not if I didn't - but I would never advise lying to the IRS. They don't take very kindly to that.

    If you are really curious what rental income from a roommate would do to your tax returns, you can always plug in some hypothetical numbers into your tax program and see what the result would be, particularly now that you have finished your 2007 return. It would be a pretty easy way of seeing the impact.

    As for charging extra rent to cover income taxes - well you can try that, but generally your prospective tenant could care less what your tax burden might be - they are just looking for a market rate (or below market rate) room. So if market rate rent, minus taxes, does not give you enough profit at the end of the year to make it worth it to have a roommate...
